TENANCY FEES

FROM JUNE 1ST 2019, LANDLORDS & AGENTS WILL NO LONGER BE ABLE TO CHARGE A NUMBER OF FEES IN ENGLAND FOR NEW TENANCIES SIGNED ON OR AFTER THAT DATE.

TSP Living have never intended to make profit from tenants and in this respect, the new legislation will cause no disruption to the service we have always provided. From June 1st 2019 TSP Living's fee policy will be as follows:

Permitted Payments:

Before the tenancy starts (payable to TSP Living ‘the Agent’ on behalf of "the Landlord")
- Holding Deposit: 1 week’s rent
- Deposit: 5 weeks’ rent for tenancies where the annual rent is below £50,000 / 6 weeks' rent where the annual rent is £50,000 or more

During the tenancy (payable to the Agent):

- Payment of up to £50 if you want to change the tenancy agreement
- Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate
- Payment for the reasonably incurred costs for the loss of keys/security devices
- Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable:

- Utilities – Gas, Electricity, Water
- Communications – telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council Tax

Other permitted payments:

- Any other permitted payments, not included above, under the relevant legislation including contractual damages.

For any any tenancies signed before June 1st 2019, the following fees/costs will still apply:

  • Referencing Cost - £21.60 per tenant (or guarantor) inc. VAT
  • Reservation Deposit - Equivalent to 50% of the first month's rent (this will be allocated to your first months rent, when you move in as agreed)
  • Security Deposit - Equivalent to 6 weeks rent per tenancy
  • Pet Deposit - An addition of 2 weeks rent added to the Security Deposit  (Pets MUST BE Landlord approved)
  • Check Out / Inventory Cost - Ranging between £100-200 inc. VAT (Depends upon size of property, number of bedrooms/bathrooms, unfurnished or furnished)
  • Contract Renewal Fee - £30 inc. VAT
  • Late Rent Payment Fee - £60 inc. VAT (plus a daily charge until the rent is brought up to date)
  • Late Rent Reminder Letter Fee - £30 inc. VAT
  • Lost/Replacement Key Fee - £15 inc. VAT
  • Additional Copy Documentation Fee - £30 inc. VAT
  • Contract Addendum Fee - £36 inc. VAT
